The right fit. Our projects typically range from $500,000 to $5 million. The best time to contact us is when your architectural plans are complete. If you’re starting earlier, we offer paid preconstruction consulting to check the design against your budget.

A Collaborative Approach to Building
The strongest projects begin with alignment among the homeowner, builder and design team.
Gerry Homes works collaboratively with architects and interior designers while managing the construction process from preconstruction through completion. Our team coordinates budgeting, scheduling, procurement, subcontractors and field execution while giving clients visibility into the decisions affecting their home.
Our work is best suited to homeowners planning a custom home or significant renovation who value experienced project management, thoughtful coordination and a high level of execution.
Whether a project begins with completed architectural plans or is still taking shape with a design team, Gerry Homes can become involved at the stage that best supports the work. Clients who engage us earlier may do so through paid preconstruction consulting, allowing us to contribute construction expertise as plans develop — aligning scope and budget, reviewing constructability, anticipating procurement needs, and coordinating with the design team before construction begins.
How We Build Your New Custom Home
Discovery. We learn about your project, goals, design team, timeline, budget expectations and where you are in planning, so we can both decide whether we're the right fit. Clients who engage us while plans are still taking shape may do so through paid preconstruction consulting.
Preparation. We review your plans, clarify scope, coordinate with your architect and designer, align the budget, and identify risks, including steep slopes, critical areas and trees on your lot.
Demolition and site work. The existing house is surveyed and demolished under the city's permit requirements, then the site is excavated and prepared for the new foundation.
Construction. We manage the field work, coordinate trades, oversee quality, and track schedule and documentation, keeping you informed when decisions or unforeseen conditions come up.
Completion and warranty. We finish punch list work, final inspections and turnover, then stand behind the home with a one-year warranty.
Frequently Asked Questions
When should we contact you about building or renovating in Seattle?
The best time is when your architectural plans are complete, close to permit submission, or already permitted. That lets us review the scope, understand the design and plan the site work. For select projects earlier in design, we offer paid preconstruction consulting on a limited basis.
Do you work with our architect and interior designer?
Yes. Most of our Seattle work is built with outside architects and interior designers. For example, we built our Laurelhurst Waterfront home with Strobl Design and Tammara Stroud Design, and our Queen Anne Custom Renovation with Emily Wignall Design.
Should we renovate or tear down and rebuild?
It depends on what the existing house has to offer. In Laurelhurst, we kept a Lake Washington waterfront home and gave it a significant addition, a new exterior envelope, updated systems and a complete interior renovation. In Queen Anne, we took a 3,524-square-foot Colonial down to the studs and rebuilt it while restoring its original details. We’ll walk the house with you and help you weigh the two options before you commit.
How much does a custom home cost in Seattle?
New construction typically runs $300 to $800 per square foot. Most of that range comes down to the type of home and the level of finish. Our projects typically range from $500,000 to $5 million. On Seattle lots, demolition, steep slopes, critical-area engineering and tree protection can also affect the total. For an accurate number, we need reasonably complete drawings, specifications, selections, engineering and site information. We’ll review your plans and point out any gaps, rather than give you a number that creates false certainty.
How long does it take?
Our Queen Anne Custom Renovation, which included a new two-story deck on a steep slope, took about six months. A new home typically takes 12 months from demolition to move-in. Your timeline depends on the home’s size and complexity, how long the city takes to review your permit, your site’s conditions, and whether Seattle’s rainy-season grading limit applies to your lot.
Can you build on a steep slope?
Yes. Much of Seattle’s hillside property sits in environmentally critical areas, which usually means geotechnical engineering and extra city review. In Queen Anne, our client’s new deck needed concrete grade beams and a steel moment frame. Power lines ruled out a crane, so our crew carried the steel down the hillside by hand. On landslide-prone lots, Seattle limits grading from November 1 to March 31 unless the city grants an extension, so we plan the start date around it.
Can we add an ADU or build more than one home on our lot?
Often, yes. Under Seattle’s current zoning, which took effect January 21, 2026, most Neighborhood Residential lots can hold up to four homes, and up to six in some cases. Lots can also have backyard cottages (DADUs) and attached ADUs. We built one of the first DADUs in Seattle, when the code was first rewritten to allow them. At Queen Anne Vista we built a 3,035-square-foot main house, an attached ADU and a detached cottage on one site. We’ll confirm what your specific lot allows.
What about the trees on our lot?
Seattle protects many trees, and the rules got stricter in recent years. Before any trees come down, your architect will bring in an arborist to map the protected trees and the root zones around them. Some trees can be removed only if they block a reasonable building footprint, and the city may require replacement trees or a payment instead. Removal must be performed by a city-registered tree service, which posts public notice first. We plan the design around this early, because it can change where the house fits on the lot.
What does Seattle require before demolition?
You need a city demolition permit. Before it’s issued, a certified inspector surveys the house for asbestos, and any asbestos found must be removed properly. The Puget Sound Clean Air Agency must also be notified before demolition. Seattle also requires a licensed pest control company to do rat abatement for at least 15 days before work starts, plus a salvage assessment. We handle all of these steps.
What does your warranty cover?
Our work is covered by a 1-year limited warranty. If something we built doesn’t meet the contract, notify us in writing during the warranty period and we’ll repair or replace it. Appliances, fixtures and manufactured products are covered by their manufacturers’ warranties, which we transfer to you. Our Client Care team helps coordinate those claims. Your contract has the full terms.
Where in Seattle do you build?
Throughout the city, including Queen Anne, Laurelhurst, Inverness, Ravenna, Madrona, Madison Valley, Wallingford, Montlake, Green Lake and Cherry Hill. We also build on the Eastside and on Mercer Island. See our portfolio →
